  1. When will construction commence on Stonecrest, and when will the project
    be ready for occupancy?

    All Stonecrest townhomes are now sold out! We are now entering the final phase of
    Stonecrest with pre-construction sales of the third, four-storey/60 unit building
    starting April 25.

  2. What is the heating system at Stonecrest?
    Stonecrest four storey condominium homes will be heated and cooled by individual
    electric fired forced air "heat/cool" furnaces. This system provides superior levels of
    comfort and convenience. Each apartment style condominium home has its own
    individual thermostat and controls.

  3. What are the Common Element Fees at Stonecrest and what is included?
    The Common Element ("condo fee") will be based on your pro rata share of the
    common elements of the overall project, and at this time, common element fees for
    Phase IV range from $245.00 - $365.00 per month depending on the size of the
    unit purchased.

    Common element costs are essentially the combined maintenance costs of all
    designated common areas, share in varying proportions by every unit owner.
    Shared costs include, but are not limited to the following: maintenance, grounds
    keeping and landscape; service contracts for elevators and safety equipment;
    professional management and janitorial costs; building insurance; (owners require
    separate condominium contents insurance); snow and garbage removal; common
    area lights, power and telephone costs; in-suite and common area water and sewer
    as well as replacement and maintenance; reserve charges, etc. Residents pay
    separately for telephone, cable TV, in suite hydro, contents insurance, and realty
    taxes.

  4. Who are the developer, designers and contractor for Stonecrest?
    Streetside Development Corporation (A Qualico Company) and Sunstone Resort
    Communities Corporation (a member of FWS Group) are the developers for
    Stonecrest. The general contractor is FWS Group of Companies and the project
    architect is Stantec Architecture. The project team members have extensive
    experience in creating high quality environments for active adults. Please call any
    member of the project team for more Stonecrest information.

  5. Is air conditioning standard at Stonecrest?
    Each four storey apartment home is complete with forced air cooling.

  6. Can I customize my new condominium home at Stonecrest and what options
    are available and pre-priced for my review and consideration?

    For Phase Four only, if you select your new Stonecrest condominium home prior to
    construction commencement, you may customize certain aspects of the design and
    planning. Of course the location of kitchens, bathrooms and, electrical services, etc.
    cannot be modified. Early purchasers can select from our menu of optional materials,
    colours, and products to create their own personal style. Stonecrest condominiums
    come fully appointed with many deluxe features normally offered as options in
    competing projects. Many additional options and upgrades are available including,
    appliances, electric fireplaces and entertainment centres, granite counter tops,
    plumbing fixtures, etc. These items will be presented with upgrade pricing for your
    review in the near future. Please ask our Sales Representative for more information.
    For a limited time during the building's construction, purchasers will have the
    opportunity to meet with our design consultant. Every pre-construction Stonecrest
    purchaser may meet with our interior designer for a few hours at no added cost, to
    assist you in selecting your standard or upgraded finishes, colours, materials, and
    products.

  7. I am concerned about the chance of a fire at the building. How has this been
    addressed?

    The unlikely event of a fire has been extensively considered at Stonecrest. The
    Stonecrest four storey building structure is comprised of concrete floor slabs, concrete
    block and steel. These building materials offer superior sound isolation in addition to
    inherent fire resistance. In addition, comprehensive, state of the art, centrally
    monitored, fire protection and early warning systems are provided. Corridors and
    emergency stairs are pressurized and equipped with emergency lighting to allow for
    safe evacuation. Lastly, every four storey condominium home at Stonecrest is
    equipped with an in-suite automated, fire suppressing sprinkler system.

  8. Is Stonecrest equipped with an elevator?
    Yes. Each Stonecrest four storey phase has one centrally located elevator, which also
    serves the underground parking level.

  9. Do Stonecrest condominiums come complete with balconies or 3 season
    sunrooms?

    Yes. Stonecrest four-storey condominium homes are constructed with a balcony.
    Depending on the location of your suite, some units may have the option of enclosing
    the balconies at added cost, and only from the approved building supplier during initial
    building construction. Some suites are not able to be enclosed due to code
    requirements. Future enclosures can only be added with permission of the
    Condominium Board and the City of Winnipeg building permit processes. Any
    enclosure should be considered as a "three season exterior space" and not water tight.
    Please consult with a project team member for more information on balcony and
    sunroom locations.

  10. Is Stonecrest an age restricted condominium, and who will be allowed to
    live with me/us?

    Stonecrest is designed for active adults, however, there is no age restriction at
    Stonecrest. The condominium declaration and other documents provide complete
    information.

  11. Can I purchase a condominium home at Stonecrest and rent it until I am
    ready to occupy myself?

    You may rent your condominium provided all rules and regulations of the
    condominium documents are complied with. This includes providing management
    with your tenants information and rental agreement as well as your off site address.

  12. As a unit owner will I have any part to play in the on-going operation and
    management of Stonecrest?

    The project will be professionally managed by a property manager engaged by the
    Developers and later by the Condominium Corporation Board of Directors. As a unit
    owner in the building you have voting rights in your Condominium Corporation. An
    annual general meeting of all unit holders will be conducted to review the business of
    the corporation. You may participate in the management of the project to a greater
    extent if you wish to stand for election to the Condominium Corporation's Board of
    Directors.

  13. What are the advantages of a condominium and how does condominium
    ownership work?

    A condominium is a legal form of shared ownership, where the owner holds title to the
    individual apartment home, and a shared interest in the building and grounds common
    elements. A condominium allows for the financial benefits of ownership while leaving
    the chores of property upkeep and maintenance to our professional property managers.
    Residents will purchase their condominium homes outright, and pay a monthly "condo
    fee" to fund all shared common area expenses.

  14. Are pets allowed at Stonecrest?
    The project by-laws and declaration will describe the rules in detail, however only one
    small dog or cat less than 15kg will be allowed at Stonecrest. All pets must be
    registered with the board.

  15. Is smoking allowed at Stonecrest?
    Smoking is not allowed in any of the common areas.

  16. What rules and regulations should I know about with respect to Stonecrest?
    The rules and regulations will be described in detail in the project condominium
    documents and by-laws. Every condominium project has rules regulating the use of the
    common elements, balconies, improvements etc.

  17. What is the common wall construction between condominium units?
    The building features a concrete floor assembly and either a concrete block or steel or
    wood stud structure between the units, depending on the location within the building.
    Any steel stud common walls between condominiums are constructed using a double
    wall technology, where two rows of staggered studs are separated by an air space. The
    cavity, lined with insulation, has on one side a double layer of drywall, while the other
    side has a single layer of drywall with sound clips (drywall is 5/8" thick.) This is a
    proven wall system with a very satisfactory sound transmission co-efficient.

  18. What type of insurance will I require for my new condominium home at
    Stonecrest?

    The condominium corporation will provide insurance for the overall building. Owners will
    require separate condominium unit owners insurance, on their contents, liability and
    any upgrades and options only.

  19. Is Stonecrest a concrete and steel building and what level of construction
    quality/finishing can be expected at Stonecrest?

    Yes, the four storey phases at Stonecrest are constructed of superior concrete and steel
    building materials. Stonecrest will feature only high quality, low maintenance materials,
    products and craftsmanship.

  20. Is there designated visitor parking at Stonecrest?
    Yes. Stonecrest features ample surface, exterior parking for your visitors.

  21. I have collected a lot of belongings and I'm not ready to dispose of many of
    these items. What type of storage is provided at Stonecrest Condominiums?

    Resident storage has been carefully considered at Stonecrest. Every apartment
    condominium home comes complete with an in-suite storage/laundry room, front
    foyer closet, separate linen area, kitchen pantry and pot drawers. In addition, each unit
    in the four storey building has a separate, private, approximately 3ft x 7ft locker.

  22. What are my real estate taxes likely to cost at Stonecrest?
    While there is no way to exactly confirm property taxes, we feel they will be in the
    range of $3,500 to $5,500 per year, depending on the size and purchase price of the
    unit.

  23. How will I dispose of my garbage and recycling at Stonecrest?
    Each Stonecrest four storey phase is complete with a self contained in-door refuse and
    re-cycling room. You need never bring your refuse outside. Simply bring your bags
    down the elevator and place in the refuse room.

  24. Is the GST included in the purchase price?
    Yes. The net GST is included in the stated purchase price. Residents will assign their
    partial GST rebate to the developer and receive the rebate at point of purchase.

  25. What is the security system used for entry into the building?
    The four storey phases at Stonecrest will have a secure entrance lobby with
    enterphone controlled security. Closed circuit TV monitoring of the entrance vestibule
    and parkade vestibule is also provided.

  26. Is the project fenced? How high would the fence be?
    Stonecrest will feature a six foot wood privacy fence along three sides of the property
    lines.

  27. Is the project "gated"?
    Stonecrest is not a gated community.

  28. What type of materials are used in the roadways?
    Stonecrest on-site roadways will be asphalt with a concrete curb.

  29. What type of roof will the buildings have?
    Stonecrest has a wood truss roof with 25 year asphalt shingles.

  30. What materials will the exterior of the building have?
    The four storey condominium building at Stonecrest features large windows, masonry
    and a combination of colour coordinated vinyl siding and attractive stucco finishes.

  31. Are there walkways on the common areas?
    Each phase of the apartment condominiums will be connected on the ground floor via
    an enclosed walkway.

  32. Is there a garden area?
    The site will be professionally landscaped and feature a number of garden beds.

  33. What amenities will the project have on the patio?
    The four storey phases of the project will feature a common exterior terrace off the
    main resident lounge spaces. This terrace will include a lighted exterior seating area,
    patio furniture and BBQ area as well as an adjacent bocce court for your outdoor
    entertaining and recreation.

  34. How high are the ceilings at Stonecrest?
    The condominium apartments have a ceiling height of approximately 9ft throughout,
    with exceptions to some plans having bathrooms, kitchens and bulkheads closer to 8ft.

  35. What type of windows are being used?
    Windows at Stonecrest are double glazed argon filled sealed units in PVC frames.

  36. Can I choose the type of kitchen cabinets for my unit?
    Panel-style, oak kitchen cabinets are standard at Stonecrest. Residents may choose
    from a range of optional or upgrade cabinet styles prior to construction. Please ask a
    manager or our sales team for more information.

  37. Can I choose the paint colours for my unit?
    Stonecrest will offer three different material colour schemes for you to choose from. If
    you select your unit prior to construction start, you will have the opportunity to meet
    with our interior designer and select from our menu of options and upgrades as well.

  38. Can I have ceramic or hardwood floors?
    Ceramic and pre engineered hardwood floors are available as upgrades and options
    prior to construction.

  39. Can I have granite counter tops?
    Yes granite counter tops are available at added cost prior to construction.
